Taking Care Of Your Steel Garage Door


Q: What should I use to clean my door?

A: Any product with tri-sodium-phosphate (TSP), such as SoilaxTM or diluted Spic-n-Span. In areas where there are TSP restrictions, use a mild household cleaner. All products should first be tested on a small interior surface to ensure colorfastness.

Q: What do you recommend for painting my steel garage door?

A: Steel doors should be painted with a high-quality exterior latex (water-based) paint. The surface must be cleaned prior to application of paint to the steel (on new doors it just needs to be wiped down with a damp cloth and doors which have been installed for a while should be cleaned with a tri-sodium-phosphate (T.S.P.) based product [such as SoilaxTM or diluted Spic-n-Span] or a mild household cleaner). Doors do not require a coat of primer unless the finish has been damaged down to the silver galvanizing.

Q: Does my steel garage door require maintenance?

A: Clopay recommends the following maintenance be performed on an annual basis (please refer to the installation manual for a detailed description of the maintenance requirements):
• Clean door surface with a mild household detergent and rinse with clear water (best if done twice a year)
• Lubricate all moving parts of the door with light household oil (e.g. WD 40)
• Check for bent or loose hinges
• Check rollers for broken wheels, bent shafts or worn out bearings
• Check the door and track supports for loose or missing bolts, screws, etc. and tighten.
• Check the extension spring lift cables for proper operation (are they running properly in the pulleys, is the cable rubbing at the bottom bracket button location?)
• Check for bent track

Important: Do not attempt to make repairs on your garage door without proper instructions or the assistance of a qualified professional door technician. Do not attempt to do any repairs on a standard torsion spring assembly (which requires the use of winding bars for installation or adjustment).

The Warning Signs Which Point to Garage Door Problems


Contrary to the complacent belief of most homeowners, garage doors are not immune to problems. Usually, we take them for granted, because they are quite durable, and we use them for many years. When a breakdown does occur, it often comes as a shock, and at a time that is most inconvenient, for example, on the morning that you're already late for work and the door refuses to open. In order to keep a garage door crisis from happening in your life, there are some telltale clues that you need to watch for that will let you know in advance that something is going wrong.

1. One of the most common garage door problems is the result of failure to keep the working mechanisms properly lubricated. The problem can manifest itself as a squeaking sound as the door opens or closes, and it's usually caused by dry rollers, tracks, or bearings. It's a problem that can generally be averted by keeping these items oiled before they totally dry out. A bit of preventive maintenance can save you big repair bills later on.

2. It may be that your door isn't closing properly the way it did when it was new. This can happen so gradually that you may not even notice it if you aren't watching for possible problems. Usually, you'll find some type of obstruction that isn't allowing the door to close as it should, but it can also be indicative of a broken cable or a damaged cable pulley which may mean it's time to call in the professionals.

3. If your opening or closing garage door starts making a scraping sound, it could mean that your cable has gotten worn and needs to be replaced. It can also mean that your reinforcement strut is no longer even or that it has become out of position in some way. If you are unable to figure out what is causing the sound and how to fix it, once again you should consider calling a garage door professional.

4. Sometimes your door can begin moving much more sluggishly than it once did. This is another problem that can sneak up on you because it happens so gradually. This can be attributable to the springs that operate the door being worn out. You want to catch this condition early so that you can have the springs replaced before one of them snaps. The snapping of a tension spring can be dangerous.

Garage door problems don't happen every day, but they do come about slowly, over time, because of daily wear on the door and its parts. Having regular preventive maintenance done on your door and mechanisms is the best way to ensure that something more major isn't going to go wrong somewhere down the line.

Keep Your Garage Door in Top Shape


Keeping your garage door in top shape is important if you want to enjoy the convenience and privacy that it brings, for years to come. Repeated use has a way of wearing out the various moving parts of the unit. Worn parts can contribute to damage in time. Here are some things you can do yourself to periodically check your door for signs of wear and damage, so you can remedy the problem.
1. Inspect the tracks
Make sure no debris or dirt is on the tracks, by inspecting them for grime. Using an old toothbrush or washcloth, gently remove any grime from the tracks. You may also choose to vacuum the tracks if you wish. A light layer of grease will keep them running smooth.
2. Lubricate the rollers
Using a lubricant designed specifically for the rollers, coat them and the track. Place a drop of engine oil onto the rollers and allow the rolling action to spread the oil. However, don't use grease because it tends to attract dust, dirt and grime, and will impede the smooth flow of the door.
3. Check the cables and springs
Check the cables for any signs of breakage or fraying. If you find any of these, it is time to replace your cables with new ones. Also, check the springs on the door to make sure that they are tight and properly connected. When pulleys are involved you will need to check the ball bearings if it is not a closed, zero maintenance pulley system. Worn ball bearings can lead to damage of the pulley system.
4. Lubricate bearings and hinges
It is recommended that homeowners do not use WD-40. It is best to use a lubricant with a grease base such as: silicone or lithium spray. Using a spray made specifically for these units, lubricate any bearings or hinges. Don't over lubricate, however, because it will cause dirt and grime to build-up. It will make things sticky and eventually cause a halt to the doors operating ability.
5. Check the springs
Make sure that the springs are lightly-lubricated because if it is dry, it will jam up and cause the door to not move at all. Lightly lubricate the springs and make sure that the tension is correct. Too much tension or too little tension can become a health hazard for you. Springs are often best left to professionals for service or repair.
6. For chain-drive systems
If you are using a chain-drive system, make sure that the chain is properly lubricated. Lubricate it periodically to prevent any friction when the chain is on operation. Inspect all the moving parts and make sure that none have rusted. Otherwise, use sandpaper to take away the rust and spray a zinc-rich spray onto the parts. After that, apply a coat of exterior latex to the parts -- to make sure they are going to work smoothly.
